The Part No One Sees — Until Something Goes Wrong
Groundworks rarely gets the attention that a new kitchen extension or a smart electrical upgrade does — largely because once it's done properly, it disappears under a slab and is never thought about again. But almost every serious defect we're called out to investigate on an older build traces back to groundworks that were rushed, under-specified, or not properly signed off in the first place.
Get this stage right, and everything built on top of it stays sound for decades. Get it wrong, and you're looking at cracking, subsidence, damp, or drainage problems that are far more disruptive — and expensive — to fix retrospectively than they would have been to do properly the first time.
What Groundworks Actually Involves
- Site clearance and setting out — removing existing structures/vegetation and marking the exact position of the new build against the approved plans
- Excavation — digging to the required depth for foundations, which varies significantly depending on soil type and the load the foundation needs to carry
- Foundation construction — strip foundations, trench-fill, or a raft foundation depending on ground conditions and building design
- Drainage and services — below-ground drainage runs, ducting for electrics and water before the slab goes down
- Oversite and slab — hardcore, sand blinding, damp-proof membrane, insulation and the concrete floor slab itself
Why Ground Conditions in Thanet Matter
Foundation design isn't one-size-fits-all — it has to respond to what's actually in the ground. Much of the Isle of Thanet sits on a chalk substrate, which behaves differently to the clay or made-ground conditions found elsewhere in the country. Chalk can generally offer good bearing capacity, but it also means dealing with considerations like solution features (natural voids that can form in chalk over time) and, in some areas, a shallower water table than homeowners expect.
This is exactly why we don't guess: a proper site investigation — even a simple trial pit on a straightforward single-storey extension — tells us what we're actually building on, rather than assuming standard foundation depths will do the job. Building control will expect to see this reasoning reflected in the foundation design before they'll sign it off.
Drainage: Easy to Overlook, Expensive to Fix Later
Below-ground drainage has to be planned before the slab goes down, not worked around afterwards. Getting falls, pipe runs and connection points wrong at this stage means either an expensive dig-up later, or — worse — drainage that technically works but pools water, smells, or backs up over time. It's one of the areas building control inspects most closely, and for good reason.
Why We Don't Cut Corners Here
Groundworks is the one stage of a build where cutting costs rarely saves money overall — a slightly cheaper foundation or a skipped site investigation can cost many times more to correct once walls are already up. It's also the stage most directly checked by building control (see our separate article on how that process works), because it's the part of a building that, if wrong, is hardest and most disruptive to fix afterwards.
